The building is presented as a floor plan with two side braces and a connecting brace. The four floors of 1,500 square metres each are accessible via two lifts or by stairwells. Each floor has five rental areas with of 300 square metres each, the use of which will be flexible during the expansion phase. The productive commercial area is housed next to the conventional office space on the ground floor.
Each rental area has toilet facilities, an electrical distribution room and a kitchenette allocated to it. Meeting rooms, laboratories and test rooms, rest areas, open plan offices or conventional offices can be added on request. The facilities are flexible and adapted to tenants' needs.
Special features:
A special mention must be given to the high sound insulation values of the windows, which are a planning permission requirement as the building is close to autobahn and airport.
The ground floor includes a day nursery. This are has the special requirements of children's toilets and low washbasins.

Highly demanding office building for Philip Morris
Customer: Investa Projektentwicklungs- und Verwaltungs GmbH
Construction time: May 2010 - September 2011
BGF: 20,760 square metres including 13,723 square metres above ground, 184 parking spaces in the underground car park, 45 spaced above ground, gross cubic volume: 76,700 cubic metres.
Construction of a new 8-storey office building comprising 2 basement levels, a ground floor and 5 upper floors.
The basement contains the underground car park, utility and storage rooms as well as the staff and kitchen facilities. The ground floor accommodates the kitchen, conference rooms, casino and adjacent rooms. Offices are planned for the upper floors.
Certification pursuant to the guidelines of the German Sustainable Building Council (DGNB). The target is the silver certificate. The main tenant is Philip Morris.
